EZ-Rent started life as an Excel spreadsheet written by a private property
investor for personal use. Over time, it was refined and enhanced and
eventually, many of the more advanced functions were written in VBA, the
programming language that comes with Microsoft Excel.
It slowly became apparent that although Excel was able to perform all
of the necessary calculations for property investment, it was not an easy
tool to use. Excel based Investment Property analysers tend to be complex
and not particularly intuitive
I was suprised to find that there were no free (or cheap) custom written
investment property analysis software packages available to download.
The few packages that were available were out of my price range, rather
complex and not intuitive to use.
So, as a result, EZ-Rent was born.
The feedback from EZ-Rent users was overwhelmingly positive. Many people
gave excellent suggestions for improvements and the most popular request was
the handling of multiple properties. This however was not going to happen without a major rewrite
and I was not prepared to put the time and effort in to do this...
That was until
Peach Home Loans came on the scene.
Peach have sponsored the development of EZ-Rent to bring you EZ-Rent version 2 for free!.
Version 2 is a virtual rewrite of the original program with
a load of new features like support for multiple properties, improved depreciation and better reports.
I can honestly say that if it was not for the support of Nicholas Gruen and Peach Home Loans, EZ-Rent v2
would never have gotten off the ground. Development of EZ-Rent had all but ceased.
I hope that the partnership between EZ-Rent and Peach will allow development of EZ-Rent to continue into the future
and best of all, keep it free for personal use.
The goal of EZ-Rent was for it to be as unbiased and easy to use as possible. I
am not involved in the real estate industry in any way (except as an investor!).
As a real estate investor, I was frustrated with the difficulty in finding
truly free and unbiased resources in this industry. The decision to make
EZ-Rent free for personal use is in part, my small contribution to try
and address this imbalance.
